For financing you will need the following

I.                   A complete order form

II.                 A spec sheet

III.              A set of plans

IV.              A cost of construction estimate

V.                A contract

For a building permit you will need the following:

I.                   A survey showing the location of the house, the proposed location of the septic system and water supply (well or public water) approved by the board of health

II.                 Two sets of approved health plans

III.              A foundation plan drawn by an architect

IV.              A title search showing land as a single and separate

V.                Detailed drawing of porches, decks, stoops & steps

We supply the approved house plans for a fee of $1,760 dollars.  A foundation plan showing the foundation and any other structure such as decks, porches and garages can be drawn by a licensed architect or engineer, or you can contact us for an architect who will draw necessary prints at an additional charge of approximately $1,900

All contracts require non-refundable deposits for ordering plans.

New York Requirements and Cost

I.                    Insulation

A.    Upgraded insulation in ceilings (R38)

B.     Upgraded insulation in the exterior walls and basement (R19)

C.    Average cost $1,000 to $2,000*

II.                 120 Wind Code Requirement

A.    Strapping on all exterior wall studs

B.     Simson strapping system for foundation (16 on center)

C.    Strapping on site between 1st and 2nd floor units

D.    Roof ridge clips

E.     OSB or plywood panels for windows

F.     Plywood roof sheathing

G.    Average cost $2,200 to $4,300*

III.               Surcharges

A.    Lumber

B.     Fuel

C.    The cost will fluctuate from month to month and also depend on the size of the house and the number of trucks needed for transport.  Average cost $2,000 to $4,000

IV.              Crane Expenses

A.    Crane fees are included in all base models offered, however customized homes with additional units, seasonal restrictions (available daylight), or unforeseen weather conditions can require a second day crane and set crew expense.  Average cost for a second day crane and crew is $5,000 to $6,600 per day.

B.     Locations east of West Hampton will incur an additional expense of $900 to $1,100 dollars.

*Homes over 3,000 sq. ft. may incur additional charges
